Southern Pines Housing Development Projects Approved by Town Council

Town of Southern Pines

Southern Pines housing development continues to expand after town council members approved two new projects designed to bring additional homes and community facilities to the area.

The approvals include a new phase within The Carolina development and a mixed-use project featuring residential housing and a church near Waynor Road.

The Carolina Expansion Approved

The largest project approved includes 35 new single-family homes within The Carolina community, located near Moore County Airport.

The project represents another phase of a long-term development plan that has guided growth in the area for decades.

Town officials attached several conditions to the approval, including environmental protections and infrastructure requirements.

Environmental Protections Included

Developers must update studies involving the red-cockaded woodpecker and continue preserving designated habitat areas.

Additional conditions require tree protection measures and completion of roadway improvements before homes can move into final development stages.

Waynor Road Mixed-Use Project Approved

Council members also approved a conceptual development plan along Waynor Road and North Carolina Highway 22.

The proposal includes six single-family homes and a church facility. Town staff determined the project aligns with future growth plans for the area.

Several buffers and tree preservation measures are included to reduce impacts on neighboring properties.

Managing Future Growth

Housing demand remains strong throughout Southern Pines, Aberdeen, Pinehurst, and the broader Sandhills region.

Town leaders continue balancing growth opportunities with environmental protections, infrastructure needs, and neighborhood character.

As development activity continues, projects like these will help shape the future of Southern Pines and Moore County.
