Town Planner Kenan Dail says the goal is not to eliminate parking or create parking shortages. Instead, the objective is to find a balance that provides enough parking without creating oversized lots that sit mostly empty.

Why Parking Is Such a Big Issue
Downtown Southern Pines relies heavily on public street parking and smaller parking lots. Unlike many commercial districts, businesses in the historic downtown area are generally not required to provide a specific number of parking spaces.
Town officials recently created a visual illustration showing what downtown might look like if every business had to meet traditional parking minimum requirements.
The result was dramatic.
According to planners, the roughly 10-block downtown district would require more than 2,100 parking spaces—approximately three times the number of public spaces currently available.
Officials say that amount of pavement would significantly alter the appearance of downtown and could reduce opportunities for businesses, green space, and future development.
What Does “Right-Sized Parking” Mean?
As part of the Southern Pines Parking Review, town staff are focusing on several key goals:
- Reducing excess pavement and underused parking lots.
- Encouraging visitors to park once and walk between destinations.
