Southern Pines Mixed-Use Development Proposed at Doug’s Auto Corner

A new Southern Pines mixed-use development could soon reshape a prominent downtown corner long occupied by Doug’s Auto Center.

The Southern Pines Historic District Commission will review the proposal on Thursday, February 12 at 4 p.m. at the Community Development Building, located at 801 SW Service Road.

What’s Being Proposed?

The project would redevelop the corner of West Connecticut Avenue and Northwest Broad Street, where Doug’s Auto Center has operated for more than 30 years.

The proposed Southern Pines mixed-use development includes:

  • A single-story commercial building facing Northwest Broad Street
  • Four commercial spaces ranging from 1,200 to 4,500 square feet
  • A total commercial footprint under 10,000 square feet
  • Eight to nine townhomes located behind the commercial building
  • Two-car garages for each townhome
  • Access to townhomes from West Connecticut Avenue

The anticipated commercial tenants could include:

  • A restaurant
  • A café
  • A retail business
  • A beauty salon

Parking & Infrastructure Improvements

The plan also proposes:

  • Approximately eight parallel parking spaces along Northwest Broad Street
  • About eight diagonal parking spaces off West Connecticut Avenue
  • New sidewalks and site improvements completed before vertical construction

Property Background

The site was purchased in 2023 by Andy Bleggi of PTAH LLC. That same year, a preliminary concept for a high-end mixed-use project was presented.

The current proposal spans:

  • The Doug’s Auto Center property
  • A rear parcel currently used for storage

Doug’s Auto Center is building a new facility off N.C. 5 in Aberdeen and plans to relocate before redevelopment begins.

According to the applicant’s statement, construction sequencing would include:

  1. Completing site work and sidewalks
  2. Constructing the commercial building
  3. Beginning townhome construction — depending on market stability
