Rockingham residents will have an opportunity to comment on a proposed data center that could represent a $1.2 billion investment in the city.
The Rockingham City Council has scheduled a public hearing for September 8 concerning a conditional rezoning request for approximately 165 acres at 316 Old Cheraw Highway.
Property Would Be Rezoned for Industrial Use
Terra Nexus Land Fund I LLC is requesting that the property be rezoned from high-density residential to conditional light industrial.
The proposed development includes four single-story buildings measuring approximately 155,800 square feet each. Equipment yards and backup diesel generators would also be included.
City officials say the completed data center could support approximately 30 full-time positions.
Potential Impact on Rockingham Tax Base
The proposed data center is estimated to generate approximately $6.6 million in annual city property-tax revenue if the project is fully developed and reaches its projected value.
No city financial incentives are currently being offered for the project.
The public hearing will begin at 6:30 p.m. on September 8 at Rockingham City Hall. The hearing will allow residents to address the rezoning request before the council takes further action.
